While I'm writing this blog, I'm earnestly waiting for the price list of the 7th Build-To-Own (BTO) condominium project to come out. Honestly, it's been almost two (2) months since The Blue Sapphire Residences, the 6th BTO condominium project, has been sold out, and there has been considerable interest on BTO condominium projects.
G&W Architects, Engineers and Project Development Consultants, has been in the business for more than 35 years already. They started the BTO concept in 2002 and personally, I have seen that their designs and unit lay-outs have consistently improved for every BTO condominium project that they launch.
The
Penhurst Parkplace is the 1st BTO condominium project of G&W Architects.
This condominium building was finished last 2004.
The
Kensington Place is the 2nd BTO condominium project. This was finished
last 2006.
Personally,
I am happiest with The Sapphire Residences (5th BTO), and The Blue Sapphire
Residences (6th BTO) which are more "glassy" compared to their past BTO
designs. The design and its multi-cornered lay-out has actually raised
the bar among new projects at Bonifacio Global City (BGC).
A lot of clients are quite surprised that the project is affordably priced and yet the quality of finishes are superior compared to other BGC condo developments. That's what I call "Good Value for Money."
As I've mentioned in one of my blogs, prices of new condo units/supply in the market are already within the Php 90-95k/sqm.
The 6th BTO condominium was priced starting at Php 64k/sqm (based on Model Unit Finish).
Construction of The Grand Hamptons - Tower 2, the 4th Build-To-Own (BTO) condominium project, is now on the 4th level.
This
is the view from 1st Avenue. The main entrance of The Grand Hamptons -
Tower 2 will be along this Street.
Here
is the latest construction update of The Sapphire Residences (aka Sapphire
1), the 5th Build-To-Own (BTO) condominium project. I took this picture
last August 22, 2007 at the roofdeck of Kensington Place after a heavy
downpour!
This
shot gives a better view of the depth of the ongoing excavation of The
Sapphire Residences. Please take note that the condo building will have
five (5) basement levels.

7th BTO condominium project will be erected in front of Penhurst Parkplace.
Good news! The location of the 7th Build-To-Own (BTO) condominium project at Bonifacio Global City (BGC; aka Fort Boni) will be at the corner of 30th and 2nd Streets. Specifically, it is just at the back of Penhurst Parkplace and Kensington Place, the 1st and 2nd BTO condominium projects, respectively. The 7th BTO project is right beside the Burgos Park. The main entrance of the building will be facing 30th Street.
The total lot area is 1,998 sqm (much bigger than The Sapphire Residences' and The Blue Sapphire Residences' lot area of 1,600 sqm). The building footprint will be approximately 30% of the total lot area - therefore, expect a bigger area devoted to open spaces (greenery!) and amenities.
Turnover/Delivery
date of the 7th BTOcondominium is 3rd quarter of 2010.

Did
you know that Build-To-Own (BTO) projects have the earliest turnover dates
among projects in Bonifacio Global City and in Metro Manila, in general?
BTO condominium projects are turned over to unit owners in twenty four
(24) months or even less, i.e., from groundbreaking date, as compared to
36-48 months for other condo projects. I'm talking here about buildings
21-28 storeys high.
Some BTO projects which were finished and turned over to unit owners:
Penhurst
Parkplace, 21 storeys - less than 24 mos
Kensington
Place - 21 storeys - less than 24 mos
The
Grand Hamptons - Tower 1 - 21 storeys- to be turned over on December 2007
(24 months); but might be even earlier!
The
Grand Hamptons - Tower 2 - 21 storeys - ongoing construction; targetted
turnover date is December 2008 (also 24 months!).
If
you're an end-user or an investor, you can easily benefit with the fast
turnover date of these BTO condominium projects. This means you can use
your condo right away or you can earn rental income from it.
Did
you know that the smallest condo unit allowed by the Fort Bonifacio Development
Corporation (FBDC) within the Bonifacio Global City (BGC) is 36 sqm or
387 sqft? FBDC is strict in implementing this guideline which in the long
run benefits the BGC condo unit owner.
You
will notice that there is a proliferation of compact condo units in some
condominium projects OUTSIDE the BGC area with floor areas as small as
18 sqm (194 sqft) or 22 sqm (237 sqft) for a studio unit. If you're an
end-user, the direct implications are the following:
a)
High density of the condominium building - means lesser privacy for the
condo unit dweller
b)
Higher foot traffic within the condo building
c)
Longer waiting times for the use of the elevator
d)
More people will be using the common areas including the amenities = higher
wear and tear of the common areas (ie, swimming pool, common hallways,
lobby etc.).
After
the successful subscription of the 6th Build-To-Own (BTO) condominium project
which is The Blue Sapphire Residences, I was informed that the 7th BTO
condominium will be launched this mid-August. At the moment, I have a list
of clients who are eagerly waiting for this project.
I'm happy with the designs and lay-outs of previous BTO condominium projects like The Grand Hamptons Towers 1 & 2, The Sapphire Residences and The Blue Sapphire Residences... So I'm quite curious how the 7th BTO will look like!
